Landlord Services


If you are managing your own Real Estate, you don't have an investment, you have a second job!  Why not let our comprehensive resident screening, computerized accounting, in- house maintenance staff and years of Property Management experience work for you.  Call us for an appointment to discuss your Property Management needs.

All prospective tenant(s)s are screened for past rental history, credit history, and employment history.
We advertise your property through newspaper, rental lists, multi listing service, internet, Housing Authority (where applicable), move out inspections and monitor the tenant(s) during their rental period.
We stay abreast of the rental market to insure maximum rental rates for your properties.
We collect all rents and forward them to you each month with a detailed statement.
We track all your expenses and collections and provide you with monthly and year end statements for your taxes and accounting records.
We offer 24 hour emergency service for repair needs.  We have an in-house maintenance staff and an insured and certified list of licensed plumbers, electricians, heating/air contractors, etc. to service all repair needs.  Whether the job is a leaking faucet or roof replacement, we can provide the experts necessary for the job.
We offer a full accounting service, included in our management fee,  for the payment of any bills, from owner's funds, pertaining to your properties.  We can pay your mortgage, insurance, taxes and any other payments you direct from your rental income.  By paying all your expenses, you have them included on your year end statement for easy tax reference.

Maintenance
For those who are not familiar with property management, maintenance may seem like a small issue when selecting the best brokerage firm to meet your management needs. In reality, it can make the difference between 100% occupancy and maximum income potential and a loss of income and property value.

 
Dagmar Miller understands that a well-maintained property protects the owner’s investment and the rental income. For that reason, we have a separate department that addresses all of the repair and remodeling needs of our managed units.

Tenant Charges
Tenants are charged for damages they have caused on or to your property. Our qualified staff is trained to recognize tenant damages. Broken glass, stopped up drains and toilets, damaged appliances are just a few of the items that are frequently susceptible to tenant abuse. We collect the full cost of these repairs from the tenant and reimburse your account.
 
We are ever mindful that our job is more than renting and maintaining your property, it also includes maximizing the return on your investment.

Bookkeeping
Bookkeeping and record keeping is paramount to quality property management and Dagmar is unsurpassed in excellence.  Each bill and invoice is screened for accuracy before it is entered for payment.

Something as minor as a water bill can cost the owner hundreds of extra dollars a year if not reviewed. An unusually high water bill could represent an undetected leak. The water bill is in turn passed to maintenance for inspection of the property. If a leak is detected, a copy of the repair bill is sent to the water company and they usually cooperate in issuing a credit against the high bill.

This is just one small example of how prudent bookkeeping can result in increased income to the owner.
